Difference between Carpet area,Built up area and Super Built up area by Deal4Property Legal Consultant

Carpet area means the net usable floor area of an apartment, excluding the area covered by the external walls, areas under services shafts, exclusive balcony or verandah area and exclusive open terrace area, but includes the area covered by the internal partition walls of the apartment. (For the purpose of this clause, the expression “exclusive balcony or verandah area” means the area of the balcony or verandah, as the case may be, which is appurtenant to the net usable floor area of an apartment, meant for the exclusive use of the allottee, and “exclusive open terrace area” means the area of open terrace which is appurtenant to the net usable floor area of an apartment, meant for the exclusive use of the allottee;).

 

Built Up Area or Plinth Area is the  carpet area plus the areas covered by inside and outside walls, balconies and verandahs attached to the unit for exclusive use. It can be calculated by adding areas of utility ducts within property unit, internal and external walls to the carpet area.

Areas included in Built Up Area/ Plinth Area
•Entire carpet area
•Internal and External Walls
•Utility Ducts within walls of the unit

Areas not included in Built Up Area/ Plinth Area
•Common Areas

 

Super Built Up Area means built up area plus the Owner’s( of  Flat/Parking area/Shoproom) proportionate  share in the common areas(such as the lobby, lifts, shaft, stairs, etc)and in the common amenities in the multistoried building . Sometimes it may also include the common areas such as, swimming pool, garden, club house, etc.There is no provision for Super Built Up area under  the  Real Estate (Regulation and Development) Act, 2016 and the West Bengal Housing Industry Regulation Act, 2017.
